LAND FOR SALE BY TENDER


Stettler Auction Mart (2016) Ltd., on behalf of the registered owners, hereby offers for sale by Tender the following properties located in the County of Stettler No 6, subject to the reservations, exceptions and encumbrances contained in the existing Certificates of Title but free and clear of any financial or other non-customary liens or encumbrances.


PROPERTIES


Parcel 1: North East Quarter, North West and South East Quarter of Section 27; Township 36; Range 17; West of the Fourth Meridian 


  • 480 acres more or less, consisting of 320 acres of brome pasture land, 80 acres of meadow hay land, 60 acres of cultivated land and 20 acres of yard site serviced by power, gas, and 2 drilled water wells.  

  • The following chattels are included with Parcel 1:


  1.  1,680 sq ft craftsman constructed home built in 1962 with an addition added in 1992 (840 sq ft cinder block basement, single car attached garage, metal roof).

  2. 3 bay detached garage with a metal roof, 24’ x 44’

  3. Foundation and materials for a 40 x 60 straight wall cold storage shed (doors not included – needs assembly.)

  4. 24’ x 16’ Hip roof horse barn c/w cement alley and railroad tie stall floors

  5. 26’ x 40’ open front vehicle/machine storage shed with metal siding and roof.

  6. 32’ x 80’ arch rib Quonset with metal siding and dirt floor.

  7. 20’ x 40’ open end cattle shelter

  8. 16’ x 30’ open end horse shelter

  9. 26’ x 28’ open end hay shed

  10. 1 - 4000 bu Westeel/Rosco Grain Bin

  11. 2 - 1650 bu Westeel/Rosco Grain Bins

  12. 1 – 2400 bu Westeel/Rosco Grain Bin

  16. Large section of corrals with metal gates and panels plus alley, palpation cage and chute

  • The registered owners shall, until August 15, 2024, at latest, have access to the yard site on Parcel 1 to allow for farm sale/clean-up.


Parcel 2:  North East Quarter and South East Quarter of Section 26; Township 36; Range 17; West of the Fourth Meridian E ½ 26-36-17 W4


  • 320 acres more or less, all of which is farmland excepting tree stands and wetlands.  

  • Also includes $3200.00/yr surface rights revenue. 

  • Property is fenced, and comes with a winter solar watering system and a 14’ deep fenced dugout.


Parcel 3:  North East Quarter and South East Quarter of Section 25; Township 36; Range 17; West of the Fourth Meridian 


  • 316 acres more or less, of which 276 acres is native pastureland and trees.  

  • One 14’ deep dugout on south quarter c/w summer solar watering system and tank, perimeter fences on all sides and 40 acres of cultivated land.


GENERAL TERMS AND CONDITIONS


1. Parcels may be sold individually or all together, the highest bid or any tender not necessarily accepted.  

2. The land is sold “as is” with no warranties or representations from the registered owners.

3. Acreage or soil types and ratings of the lands are estimated only and due diligence is required by potential buyers.

4. Tenders must be received by Monday April 15, 2024 at 12 p.m. Mountain Standard Time. Tenders must include contact information of the potential buyers and dropped off in person at the Stetter Auction Mart office (4305 52 Ave, Stettler, Alberta  T0C 2L0) between 8 a.m. – 5 p.m. from Monday to Friday. 

5. The person chosen as the successful bidder must sign an unconditional Purchase Agreement with the registered owners and provide a nonrefundable certified cheque or bank draft equal to 10% of the purchase price payable to Stettler Auction Mart (2016) Ltd. within 5 business days of being notified of acceptance of its bid.

6. Closing date shall be on or before Monday, May 15, 2024 (subject to the qualifications listed for Parcel 1), unless otherwise agreed to in writing as between the buyer and the registered owners.

7. Buyer shall be responsible for their own legal and closing costs plus title insurance to facilitate closing.

8. Tender price will exclude GST.

9. Warren Sinclair LLP of Red Deer, Alberta is the designated law firm who will facilitate and handle all of the legal documentation, conveyancing and requirements of the purchase and sale once the buyer has been chosen.
